Short Sale Issues - The bank will not pay your past due HOA fee's in most cases. If the amount is very large I have been able to attend the board meetings of many HOA's and get the past due amounts reduced. Other fee's that can kill a Short Short  are property taxes. I have had NO issues getting your lender to pay the past dues taxes going back two years, if you owe more than 2 years of back taxes that's were many lenders draw the line and will look to you for payment. One of the big questions my clients ask me is: How long does a Short Sale Take?
Even now as we keep hearing that lenders are streamlining the process. Some short sales go fast in 30 days I will have an approval for my clients.

Then you can have another client with the same lender take over 90 days before short sale approval. I work then all the same and the timing for the approval letter is never the same,but they do get Approved! My message is the same for all parties, give me time, 30 to 90 days and I will get your short sale approved.
