Should you do a short sale or deed in lieu?
In most cases you don't really have a choice here.

Short sales

While a deed in lieu may be the fastest way to avoid a foreclosure,many lenders will
require you to first attempt to get your home sold via a short sale.If you are not able to sell
they will then proceed with a deed in lieu.

If you make no choice your lender will make it for you.
Its called a foreclosure.
